How exterior financing actually works
Most Wisconsin homeowners do not budget for a roof — they budget for it the week it starts leaking. Financing exists so a failing roof, rotted siding, or drafty single-pane windows can get fixed on the schedule the house needs rather than the schedule the savings account allows.
The process is simple. You get a free written estimate from the owner, you prequalify online with a soft credit pull that does not touch your score, and you see your available terms before you commit to anything. If you like the numbers, the lender funds the project and you make a fixed monthly payment. If you do not, you walk away with a free estimate and no obligation — the prequalification is not a contract.
We are not a finance company and we do not earn more when you finance. Our only interest is that the work gets done right and gets paid for in a way that does not put you in a bad spot. If financing is the wrong move for your situation, we will say so.
What to compare before you sign
- The APR, not the monthly payment. A low payment stretched over a very long term can cost thousands more. Look at total cost of the loan.
- The promotional window. Same-as-cash and deferred interest plans are excellent if you clear the balance in time, and expensive if you do not. Know the exact date.
- Prepayment terms. Confirm you can pay ahead without penalty — many homeowners finance, then pay it off with an insurance check or tax refund.
- Who holds the paper. Financing should come from a real lender with disclosures, not an in-house handshake payment plan with a contractor.
- The estimate itself. A cheap monthly payment on a bad install is still a bad install. Compare the underlayment, ice and water coverage, flashing, and ventilation line items before you compare financing.
Financing questions Wisconsin homeowners ask
- Does checking my financing options affect my credit score?
- No. Prequalifying through our financing partner uses a soft credit inquiry, which does not affect your credit score. You only move to a full application — and a hard inquiry — if you decide to move forward with the loan after seeing what you qualify for.
- How long does the application take?
- The prequalification form takes about 60 seconds and most homeowners get a decision back in minutes rather than days. You can complete it from your phone before, during, or after your free estimate — there is no requirement to apply at the kitchen table while someone watches over your shoulder.
- What kinds of projects can I finance?
- Any of our exterior work: full roof replacement, roof repairs, LP SmartSide and vinyl siding, standing seam metal roofing, synthetic slate and shake, replacement windows, seamless gutters, soffit and fascia, and flat or low-slope roofing. Financing can cover a single trade or a full exterior package on the same project.
- Can I finance my insurance deductible or the gap on a storm claim?
- Financing can be used toward any out-of-pocket portion you are responsible for, including your deductible or upgrades beyond what the carrier approved. What we will not do is waive, absorb, or rebate a deductible — that is insurance fraud in Wisconsin, and any contractor offering it is telling you exactly how they run their business.
- Is there a prepayment penalty if I pay the loan off early?
- Terms vary by the plan you are approved for, so always read the disclosure before you sign. Many of the plans available — including same-as-cash options — are specifically designed so homeowners can pay the balance early. Ask us before you sign and we will point you to the exact terms on your offer.
- Do I have to finance the whole project?
- No. Plenty of homeowners pay part in cash and finance the remainder, or use insurance proceeds for the approved scope and finance only the upgrades they chose to add. You decide how much of the contract price goes on the loan.
- What credit score do I need to qualify?
- There is no single cutoff we can promise you — all financing is pending credit approval by the lender, not by us. That said, our lender works with a generous credit threshold designed to approve more homeowners than a typical bank loan, and the soft-pull prequalification tells you where you stand with no risk.
- Is financing available across your whole service area?
- Yes. Financing is available on projects anywhere we work in Southeast Wisconsin — Dodge, Fond du Lac, Washington, Ozaukee, Waukesha, and Jefferson Counties, including Brownsville, Fond du Lac, Beaver Dam, Watertown, Mayville, Hartford, West Bend, Richfield, Waupun, Lomira, and Campbellsport.
- Should I finance the project or wait and save up?
- If the roof is still keeping water out, saving is a reasonable plan. If it is leaking, storm-damaged, or the decking is going soft, waiting is usually the expensive choice — water damage compounds into decking, insulation, drywall, and mold, and none of that is covered by a roofing warranty. We will tell you honestly at the estimate which situation you are in.
